I focus primarily on locating and getting run-down, boarded-up, vacant or otherwise distressed properties under contract at prices so low the contracts will sell within days (sometimes hours) of being listed on our site. My assignment fees are reasonable. I don’t try to make a killing on any individual deal, just a good living on a lot of deals. The seller unloads their unwanted property, I make a few bucks and my buyer makes 30% or more. Everybody wins! That’s what I want to see in each deal.
I also invest in move-in ready houses in nice neighborhoods. Our #1 exit strategy on those is to lease-option them to clients with good income from good jobs that have credit issues preventing them from buying today. I run the applicants through our experienced mortgage broker who estimates how long it will take for the client to qualify for a mortgage. We base the option period (with a little cushion) on that and put a “homeowner-to-be” in the property! Again, everybody wins!
